Ben Carmona is a Managing Partner at Perch Wealth and a nationally recognized expert in 1031 exchanges, Delaware Statutory Trusts (DSTs), real estate investments, and the structures that make tax-efficient, passive ownership possible.

Across his career he has worked through some of the most prominent, industry-leading investment management firms — handling acquisitions, finance, due diligence, underwriting, product structuring and syndication, and sales management. That vantage point gave him a deep, working command of TICs, DSTs, non-listed REITs and BDCs, private equity and debt funds, interval funds, and other private placement syndications.

His executive roles sharpened a rare instinct: the ability to uncover the variables that quietly decide whether an investment succeeds — and to translate them into plain guidance his clients can act on.
